Application Process

A thorough screening of your application assures that this will be an appropriate home for you. The RESIDENT SELECTION CRITERIA is where you will find the qualifications to rent one of Carriage Gate's rental homes.

To start the application process we need the following:

1. Application filled out on our website or printed and delivered to our office.
2. Application fee of $45.00 per person 18 year's of age or older.
3. A copy of your photo ID; this can be attached to the application on our website, emailed or hard copy delivered to our office.

A credit and background check will be performed on each tenant. The application process can take 3-5 days to complete. Where an applicant has owned a property the process may be shorter due to verification of mortgage payments through the credit check.

All properties are offered on a first come, first served basis. We cannot "hold" a property for any time. Application Fees are nonrefundable.

MOVE IN COSTS
The following are the funds that are required at Lease signing:

1. Security Deposit (equal to one month's rent)
2. First Month's rent (if the first month's rent is prorated for less than 10 days, the next full month's rent may be required as well)
3. Pet Fee (non-refundable; $300.00 for each pet; 3max)

First month's rent and the security deposit must be paid by certified/guaranteed funds (cashier's check, certified check or money order). After this initial payment you may pay your monthly rental payments by personal check or set Carriage Gate, LLC up on your bank's online bill pay by using our full mailing address.
 

ALL SHOWINGS ARE BY APPOINTMENT. PLEASE CALL OR EMAIL US TO SCHEDULE A SHOWING, AS WE WILL NEED TO GIVE OUR CURRENT TENANTS NOTICE PRIOR TO SHOWING. FOR VACANT UNITS WE ARE USUALLY ABLE TO SHOW WITH SHORT NOTICE.
